    Our team has extensive experience partnering with governmental entities (including tribal entities) and financing both affordable housing and mixed-income projects leveraging Low Income Housing Tax Credits, gap financing, taxable bonds as well as conventional construction/perm debt.

  • Construction Management

    Since hard cost is the majority of project expense, close monitoring of the construction process is critical for overall success. Our team provides project oversight of the primary construction metrics including schedule, cost, quality, safety and scope. Our team can represent the owner’s interests and work with the various parties involved with construction delivery to meet owner expectations.

  • Asset Management

    Portfolio management is an important part of real estate development since communities require ongoing management post construction. The role of this service is to monitor the health of the asset including property management performance, ongoing maintenance, regulatory compliance, revenue and occupancy maximization, and expenditure right-sizing.

    Our organization approaches each development as an opportunity to enhance the greater community through design that reflects the unique features of its immediate surroundings, to collaborate with stakeholders and to efficiently allow the development to proceed through financing, construction and operations.

    We enhance the capacity of our partner organizations by bringing extensive real estate and financing expertise. This allows our team to both mitigate risk while also investing resources into our partners.

    At the heart of affordable housing is our residents who are all provided with self-determined support services to provide growth and educational opportunities that lead to improved life outcomes. All our developments include free WiFi for residents as a basic utility and after school programs in developments geared toward families.

  • Advocacy

    Our partners have been very active in the industry advocating for changes that will facilitate housing development. Andre Bueno produces a podcast called The Intelligent Developers, a platform that captures institutional developers who are working on transformational projects. Cynthia Parker, was instrumental in facilitating regulatory and legislative actions to support the creation of affordable housing including the passage of California’s SB35 which changed the permitting time for affordable housing from six to nine months to 30 days. Colleen Edwards had the lead on the City of Los Angeles's first high rise building for formerly homeless residents setting a number of city policy precedents with that effort.
